A guide to approaching the fixer-upper issue.
No related posts.

Property investment doesn’t always have to be about buying something with a long-term rental yield or even something you hope will increase in value on its own. Some of the most significant property success stories have come out of savvy owner-builders or renovators who know how to spot a fixer-upper and nabbed themselves a bargain. The idea with this kind of property investment is that you need to find a property in a quality area that is priced much lower than it should be because it is in poor or dated condition. With more and more people cluing on to the fact that buying, renovating and selling on quickly can be a great way to make fast cash, these bargains are fewer and farther between, but it is still possible to find a property that can earn you a lot of money with the right renovation.

Location

It’s a cliche, but it couldn’t be truer: location is everything in property. When you’re choosing a fixer-upper, the best investments are those in areas that would normally be out of your price range. Often these areas are just on the crest of a boom, about to hit it big but not yet unattainable. Here is where you’ll still find a few fantastic bargains, from owners who most probably haven’t figured out that they are sitting on a goldmine! If you can find the right location at a bargain price, you’ve already made money.

Structure

While you might find something that looks quite shabby for a great price, don’t be too hasty to jump in. Especially with old properties that are marketed at ‘renovator’s dream’s, there is a chance of severe structural instability being the reason for selling. Make sure that you not only purchase a building inspection, but an architectural one as well. Also, make sure you check with the council to see that the improvements you want to make are allowed—otherwise you could find yourself the proud new owner of a rock and hard place, so to speak!

Dressing It

Here’s the clincher–when you buy something with the intention to renovate and resell, you need to apply as much caution and control to your renovation as you do to getting the property for the right price. One of the best pieces of advice to keep in mind when you are investing in this way is: if you’re renovating to sell on, you’re just dressing it. Too often investors get a bargain on the property and then spiral out of control on the renovation. Remember that getting everything exactly to your tastes is futile anyway, as no two buyers are the same, so what you should aim for is a low-cost renovation that leaves the place looking fantastic–but very neutral. Now is not the time to get innovative, you want to choose the crowd-pleasing options in terms of kitchen and bathroom. Stick to a neutral pallet and clean lines and there is much more likelihood that your buyer will be able to visualize themselves in the home. Depending on how you approach this kind of investment property, it’s possible to make 30-50% of the sale price back as profit in a matter of months.

Market is flooded with different varieties of refrigerators. When you go to buy a new one, you often get confused that which one, you should select? You often get confused between convenience and performance. But keep one thing in mind that a refrigerator keeps on running whole day and they consume near around 20% of your electric units. So while choosing, take a piece that can efficiently solve your purpose and will not cost you much higher.

Two things that you need to consider while purchasing a refrigerator are: your requirements and how much money you can spend on it. You will select a piece according to your requirements and at last you will finalize one based on the money you can spend on it.

Size of your refrigerator should be such that it can properly adjust the things. It is basically decided by the number of members in your family. For a family having two members, 10 cu. ft. refrigerator is sufficient and with increase in every single member 1 cu. ft in capacity should be increased.

Decide in advance that where you are going to put your new refrigerator. If you are planning to put it in your kitchen then properly measure the space available in your kitchen so that you can take a fridge that can easily adjust there.

Some refrigerators have adjustable shelves that can be adjusted to put various long and short containers inside the fridge. So just check this feature while buying a new one. Easy to clean and easily maintainable fridges are generally preferred by people.

Confirm the presence of light fittings inside the refrigerator. It is very essential to have lights inside the refrigerator in the dark. Most of the refrigerator compressors are noisy, but with adequate insulation you can dull the sound. So check the insulation for sound control efficacy.

A refrigerator in which you can easily work on ice or water dispenser is a good choice but assure that this fridge will work efficiently in future also. Most refrigerators have door storage which is considered to be good for storing liquid bottles.

If you want a model that can help you in saving energy for you then look for a model with efficient compressor and motor. Before choosing one, evaluate features and prices of various refrigerators and take the most cost effective piece that can save considerable amount of energy.

There are many benefits to having an ecofriendly lifestyle. A green lifestyle, or a lifestyle that leaves minimal damage to the environment, is growing more popular as the damage caused by carelessness is becoming more obvious. With the existence of dead zones rapidly growing in the oceans, as well as the mass die offs of coral, endangered species and forests, more and more people are concerned with purchasing ecofriendly goods and altering how they live to combat the problem.

However, there are a few things that you need to keep in mind. Purchasing and using ecofriendly goods is only the beginning. With so much demand for energy, altering how you live so that you do not draw as much electricity from the power grids, is a vital part in helping earth become a sustainable planet for future generations. Energy-Star compliant appliances is only the beginning. Building sustainable homes, or homes that do not cause lasting harm to the environment and are green friendly, is an excellent way to help combat the problem. As many sustainable homes include ecofriendly solutions such as large gardens that produce food for the entire family, this is an excellent alternative towards the stereotypical house.

There are many ecofriendly products on the market, ranging from bleach alternatives to organic hand soaps. When you are trying to decide how best to help the environment, you should make a list of the various products you frequently use and determine which ones can be replaced with ecofriendly alternatives. Do not expect to save yourself money at first when you make the change to ecofriendly goods. Until the market for ecofriendly is higher than the harsh chemicals that damage the environment, these goods will not be cheaper than the items you buy in bulk. Being ecofriendly often results in higher prices, as many ecofriendly companies are also Fair Trade participants. Fair Trade is more expensive, as more of the money of production goes straight to the workers in third world and developing countries.

While many ecofriendly products lack caustics and dangerous chemicals, they should be kept out of the reach of children and pets. Digesting these products can cause health issues. Natural, after all, does not mean non-toxic. Ecofriendly is safe for the environment, not necessarily safe for you. That said, many ecofriendly products will not cause lasting harm to humans or pets if accidentally digested.
